The Lucas County Land Bank said Thursday that four developers have been formally shortlisted to redevelop the Spitzer and Nicholas buildings in downtown Toledo.
Eight development teams submitted initial proposals. The four finalists will be invited to submit comprehensive pitches for how they would transform the empty buildings at the corner of Madison Avenue and Huron Street. All are expected to propose turning the former office buildings into housing with commercial spaces on the first two floors.
The four shortlisted developers are: Great Lakes Capital, of South Bend, Ind.; J. Jeffers & Co., of Milwaukee, Wis.; The Model Group of Cincinnati and ARK Restoration of Toledo; and RKP Group of Lansing, Mich.
The land bank said it expects to select a developer and begin negotiations by the end of the year.
“We are excited that such a quality group of developers are interested in these projects,” said David Mann, president and CEO of the land bank. “It speaks to Toledo’s economic momentum and the creativity of our approach to bringing these historic assets back to life.”
