Restaurants, shops and medical offices coming to Perrysburg’s Levis Commons
Growth at Perrysburg’s Levis Commons may have slowed to a crawl after the Great Recession, but in the last five years it has come on strong as developers pumped tens of millions of dollars into new hotels, apartments and retail space.
New projects at the mixed-used development — off State Rt. 25 near the I-475/U.S. 23 interchange — continued to move forward during the pandemic.
The latest additions include restaurants, stores, offices and another large ProMedica facility.
Chappel Place
The $4.5 million, 13,000-square-foot building is under construction with its tenants set to open in January and February, developer Rick Prokup said.
The largest space is 6,000 square feet and will house the Danberry Co. Realtors’ new Perrysburg office, with space for about 60 agents.
Other tenants will include Tanlines, a tanning salon, and a Saba Home Builders “design loft” where clients can “bring their new home design ideas to life,” according to an announcement.
Mr. Prokup, a Danberry real estate agent who has long been based at Levis Commons, said this is his first development project. The building will have a more industrial and open look than others in Levis Commons, he said, including collaborative work spaces and a cafe for Danberry employees.
Harmon building
NAI Harmon Group is developing a $12 million, 40,000-square-foot building on Levis Commons Blvd. Under construction for several months, the new two-story structure is near the developer’s existing Orleans Building, which houses Benchmark Restaurant, Funny Bone Comedy Club and Basil Pizza & Wine Bar.
On the first floor will be Claude’s Prime Seafood, a high-end restaurant, as well as a HangOverEasy, a breakfast spot with existing locations in Columbus, Cincinnati and Athens, said Josh Payzant, Harmon’s director of business development. A bridal shop will take the third space. Mr. Payzant said the developer has yet to secure tenants for the upstairs office space, but had “a lot of prospects.”
“We want to create a vibrant, upscale-type atmosphere in that building,” he said.
A second building on the same property — yet to break ground — will eventually add another 40,000 square feet, Mr. Payzant said.
ProMedica building
Wood County building permits show ProMedica plans to build an 80,000-square-foot facility valued at $25 million near its existing Levis Commons building off Brigham Drive.
A Levis Commons map lists the proposed building, still in the permitting phase, as housing a cancer center and other medical office space.
ProMedica spokesman Tausha Moore said the health system had “nothing to share at this time” about the project and added “nothing has been finalized.”
Athleta store
Athleta, a performance clothing brand for women and girls that is a subsidiary of Gap Inc., will open in a 4,000-square foot space at Levis Commons in October, a news release said. The store will open on Levis Commons Blvd. near Sephora and Ann Taylor Loft. The company’s apparel is “designed to transition from workout to work to weekend,” the announcement said.
In addition, cosmetic retailer Lush plans to open a pop-up store for the holidays starting in October. The 1,700-square-foot temporary store will be located on Levis Commons Blvd. between Clean Juice and White House Black Market.
Another new addition is The Mindful Table, a deli and bakery, which will open on South Chappel Dr. near Fiddlestix Boutique.
Robert H. Spratt, Jr., president of Hill Partners Inc., which is The Town Center at Levis Commons’ management and leasing company, said the Athleta and Lush announcement is “one of many” the company plans to make in the coming months.
